The lease that I use is called the Boulder Model Lease. It was written by the City of Boulder, and is designed to be fair to both parties. Boulder certainly has a reputation for being tenant-friendly.

 

There are also related agreements that I will ask you to sign:

 

Lead Based Paint- This is a form written by the State of Colorado, intended to inform the renter of a house built prior to 1978 that there could be lead based paint present.

Radon Disclosure- This discloses what I do or don't know about the Prescence or absence of radon in the house.

Xcel Permission- This will allow me to get information from Xcel about utility bills, so that I can give it to future prospective tenants.

   

Lease Addendum- This covers a few things that are not addressed in the standard lease.

 

Limited Rent Increase- I will promise that any rent increase when the lease expires will not exceed 3%. This is included in the Lease Addendum.

There is no reason for you to bring these with you. I’m providing them as a courtesy for your review. Personally, I don’t like to be surprised with things that I’m expected to sign. I’m attempting to practice the Golden Rule here.
